People

Rhian McTiffin is a Chartered Legal Executive who has over ten years residential conveyancing experience.  She qualified as a Legal Executive in 2013 having trained towards her qualification whilst working as a Trainee Legal Executive within KTP Solicitors.

Since qualifying Rhian has continued to work in the conveyancing department and became a partner in 2019.

Rhian has experience of all aspects of conveyancing, both residential and commercial and has dealt with literally hundreds of such transactions.

Rhian’s workload is 95% conveyancing, with the remainder being related to the probate department.

Rhian’s work is supervised by Elizabeth Hinton.

Elizabeth Hinton is a solicitor with over two and a half years Conveyancing experience. Elizabeth qualified as a Solicitor in July 2019 having graduated in law from the University of Bristol and having completed her Legal Practice Course at Cardiff University.  She completed her training contract with KTP Solicitors and since then has worked within the conveyancing/ Probate departments. Having worked in conveyancing for approaching three years, Elizabeth has dealt with a substantial numbers of transactions. She specialises in residential conveyancing.

Elizabeth’s workload is 85% conveyancing and 15% Wills and Probate.

Elizabeth’s work is supervised by Rhian McTiffin.

Paul Hinton - Conveyancer and Personal Injury Solicitor. 

Paul was born and educated in Mid Glamorgan and after graduating from the University of Wales in Cardiff has spent his entire legal career at KTP Solicitors, becoming a Partner in 1992. Paul offers home and hospital visits. Paul’s workload is 90% conveyancing and 10% Personal Injur.

Costs Information

We charge fixed fees on a sliding scale depending on the value of the property. The fees are as follows(these fees cover all work required to complete the sale/purchase of the property including administering the payment of Stamp Duty Land Tax/Land Transaction Tax and application for registration):

In addition to our fees there are other fees involved in the process and these are charged at:

The above fixed fees are for a straightforward conveyancing transaction.

Stamp Duty Land Tax/Land Transaction Tax

You may also be liable for payment of Stamp Duty Land Tax or Land Transaction Tax depending on the value of the property.   You can calculate the amount of Stamp Duty Land Tax by using the HMRC  website or, if the property is Wales, using The Welsh Revenue Authority website.

Key Stages and Time Scales

How long a transaction takes will depend upon a number of factors, many of which are entirely outside our control. The average process takes between six to eight weeks, but it can be quicker or slower depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 8 weeks. However, if you are buying a leasehold property that requires an extension of the lease this can take significantly longer, between three and four months.
Whilst the exact stages of a transaction may vary according to the circumstances of the case, we have below outlined some key stages:

STAGE 1:

This part of the process usually takes between three to four weeks.

Sale/Purchase Agreed


Receive Sales Memorandum from Estate Agent/ instructions direct from you if no Estate Agents involved.   Request your title deeds (if unregistered) and ask you to fill in some enquiry forms.   Prepare a contract and send this with completed forms to the buyer’s solicitors/receive a contract pack and review the same.  Arrange for the seller/buyer to sign the contract.    Negotiate the moving date

STAGE 2:

This stage of the process usually takes between one and two weeks.
Prepare for Completion
Once a completion date has been agreed, obtain the redemption figure from the client's lender. Prepare the financial statement.   Receive the buyer's completion monies/obtain a settlement figure for your mortgage from your lender.   Prepare/Approve the transfer deed.  Obtain your signature to all documentation

STAGE 3:

This part of the process usually takes between one and two weeks, however, if the property is unregistered this can take up to six or seven weeks due to the Land Registry’s turnaround times
Completion/Post Completion
Receive new advance monies/Pay off the mortgage (if any). Hand over the signed Transfer/receive the signed transfer.  Account to the client for the balance of monies received.  Arrange for registration at the Land Registry.
